Program Overview
Asset Depletion (also called Asset Dissipation or Asset Utilization) loans allow high-net-worth borrowers to qualify for a mortgage by converting their liquid assets into a calculated monthly income stream — without requiring a job, paycheck, or traditional income documentation.
The lender divides eligible assets by a set number of months (typically the loan term — e.g., 360 months for a 30-year loan) to arrive at a qualifying monthly income figure. This is ideal for retirees living off portfolios, executives with large stock holdings, and individuals who have sold businesses or properties and hold substantial liquid assets.
This program recognizes that financial ability to repay does not always come from a monthly paycheck.
